Wonderful Farmhouse skilfully renovated and located in the magnificent scenery in the countryside surrounding San Ginesio, a small medieval town honoured with the “Orange Flag”, reserved only for the most beautiful villages in Italy.
The property is just a few minutes away from the historic centre, and it is reached comfortably by car using the municipal road, and then a last private stretch of road.
The imposing location of the property offers a southerly exposure with magnificent views to the valley and surrounding countryside, and then to hill top towns which serve as a natural frame of the Sibillini Mountains in all their splendour.
The Farmhouse has been recently and totally renovated by the architect owner. The living accommodation is distributed over two floors. Reception areas are situated on the ground floor. The entrance is located on the North side of the house opening onto the hall housing the stairs to the first floor.

The ground floor also has areas reserved for a utility room, a cloakroom, a storage closet with a door leading directly outside, a studio, a gym, and an area reserved for a future construction of a sauna if so desired. All the reception areas have large windows and french doors with direct access to the Portico that functions as a living and dining room area in the Summer.
The upper floor houses the bedrooms, of which two are en suite shower rooms with walk-in wardrobes, and a further two bedrooms have closets and share a family bathroom.
The ground floor comprises 180 sq. m. with a further 56.6 sq. m. of Portico. The first floor comprises 130 sq. m.
The farmhouse has been restored respecting all the actual seismic and other regulations required for buildings to be granted habitability status, both in its construction and its utility installations. The building was rebuilt over solid and appropriately aired and insulated foundations.
The retaining walls have been rebuilt using the original stones, but with the addition of modern insulation layers. The floors have been finished in the “cotto antico” traditional of the area to retain the characteristics of the traditional rustic vernacular. Modern touches have been applied in the high tech lighting system used inside and outside, and for the underfloor heating system.
The land comprises 4.046 sq. m. of well kept gardens made up mostly of local autochthonous species of plants watered by an irrigation system using rain water collected in a purpose built tank.
The garden features a beautiful and modern 18×5 mt. salt system filtered pool.
An outbuilding area that has been demolished could offer the possibility to add another living accommodation of 70 sq. m., which could be used for the inlaws, friends or to be rented out to get a little income.
Close to the Sibillini Mountains, the village of San Ginesio, awarded with the Orange Flag, has a medieval urban layout enclosed by a large circle of mighty walls that still preserve walkways, loopholes and towers. The village, which is part of the association “I Borghi Più Belli D’Italia” (most beautiful villages in Italy), is included in the area of the Sibillini Mountains National Park.
In addition to the numerous churches and old buildings to visit, San Ginesio is well known for being the Balcony of Marche (or Balcony of the Sibillini), because from the promenade along the mighty walls it is possible to admire, as far as the eye can see, the landscape of the Marche region, ranging from the Sibillini Mountains to Monte Conero and the Adriatic Sea.
The typical dish of San Ginesio is “polentone”, obtained with a variety of local corn and a sauce made with mixed meats. The “San Ginesio” wine is one of the 15 DOC wines of the Marche Region. Among the most important events that take place in San Ginesio during the year we mention: the International Festival of Folklore “The Balcony of the Sibillini” (July / August) and the historical re-enactment “Medievalia, Palio di San Ginesio and Battle of Fornarina” (August).
San Ginesio is a town that, thanks to its beauty and its many attractions, over the years has attracted the attention of many investors and tourists. This has brought an economic and cultural richness that today is reflected in the town and in the events that are organized here.
