The House

Stepping up the last flight of stairs, fully finished with wood and integrated into the apartment, you will come to a small hallway dividing the living area from the sleeping area and you’ll immediately notice a very bright and airy atmosphere, thanks to the contemporary and minimalist style of the apartment. The wood flooring, made of solid teak tiles, develops throughout the house, including the two bathrooms. The warmth and color given by the teak wood nicely contrasts with the white used to paint the walls, with the exception of the wall dividing the hallway from the study: it is a wall that seems to be deliberately transposed laterally and painted in shocking pink to further emphasize the division of the spaces.

The hallway leads to the right into a 40mq living space where the living area – including a living room, dining room and a kitchen with island – have been built. This is a cleverly divided and easily usable space, illuminated by a three-sided sliding window leading out to a terrace of approximately 15.5 square meters. In the terrace a small relaxation area with two armchairs has been created and also a table with chairs has been arranged, to spend nice evenings out and have al-fresco dinners with friends. The terrace enjoys external lighting and an electrically operated roller tent. An aluminum door leads into the technical-room where you can store everything you need to accommodate your friends.

The technical room also houses the solar boiler that warms up the underfloor heating system throughout the apartment. The boiler, thanks to the solar panels, also provides hot water during the sunny days. In this room there is also the salt water treatment plant, the setting for the central vacuum system machine and the electric panel controlling the heating pump, which produces cool and hot air. The systems are perfectly working, periodically revised and provided with all certifications required by law.

Going back into the apartment through the large sliding window, you can see the kitchen with island customized for this penthouse. The spacious kitchen enjoys 6 cupboards with white lacquered doors and a 2.4m island also finished with glossy lacquered white bases and steel top with integrated sink and cooking hob. The kitchen is complete, functional and equipped with NEFF high quality appliances. Behind the large cupboards, a laundry area with a sink, washing machine and storage was built.

Opposite the kitchen there is the dining area – accommodating up to 10 diners – and the living area with big sofa. Beside this large open-space area, divided by a center-room bookcase, a study was created. According to one’s needs, it could be used as a relaxation/reading area or, by removing the bookcase, it could be also integrated into the living area, thus enlarging the living room.

Walking through the hallway and crossing a sliding glazed door dividing the living and sleeping areas, you can find two double bedrooms and two bathrooms – one en-suite. The master bedroom enjoys a beautiful, custom-made sliding closet and an en-suite bathroom with large shower with Fantini taps and rgb color therapy system. All sanitary fittings are suspended and with design taps.

Beside the master bedroom there is a second double bedroom. It is equipped with sliding wardrobe, drawer, desk and a plasterboard bookcase made out of the wall; it is the ideal room for your kids. Next to it, at the end of the hallway, there is a further bathroom, featuring a design bathtub, fittings and taps.

This beautiful penthouse is characterized by plenty of light, guaranteed both by the big slinding door leading out to the terrace and by the 9 big Velux windows. 7 windows enjoy rain sensors for automatic closing and are equipped with external shutters and internal curtains, individually controlled with remote controls. The two remaining manual Velux windows have been placed in the laundry room, and have been set up for remote controls.

The Location

Civitanova Marche is a pleasant seaside village with a distinctive local flavor, offering a quintessential Italian experience: excellent cuisine, long stretches of white, sandy beaches, and a hilltop medieval town offering a panoramic view of the sea. At the same time, in Civitanova you can find all services you may need: the biggest shopping mall in central Italy, hotels, restaurants, sports arena, theatres, toll booth to A14 Motorway connecting directly to the airport of Ancona-Falconara (you can get to the airport in 30-40 minutes). The Superstrada (SS77) will let you reach the mountains in about 30 minutes by car.

The location of this penthouse is excellent for several reasons: it’s placed in a quiet residential area, mainly made of single villas with gardens. From here you can reach the cycling/walking path in a 2 minutes walk; the cycling/walking path connects to the town centre of Civitanova Marche on one side, while on the other side you can enjoy nice walks in the countryside and you can reach the medieval town of Civitanova Marche Alta. Reaching the town centre will take about 15 minutes on foot. Reaching the sandy beaches will also take about 15/20 minutes on foot. The nursery and the primary school are one block away, and also secondary schools are not far away, which makes it a perfect place also for families.
