In the magical setting of the beautiful Umbrian countryside, among the rolling hills adorned with Sagrantino vineyards and olive groves, lies this beautiful property, halfway up the Colle di Montefalco.
At the end of a private road downhill, you reach this wonderful plastered farmhouse, that stands out above a splendid natural terrace, with a breathtaking view of the valleys of Clitunno, Topino and Tiber. The property was carefully restored in 2006 and is composed of a main area, currently used as a private home for the owners and an area used as a B&B.
The Main House
The shape of the property has naturally defined the different areas: the main building of about 170 sqm develops on two floors and is being used as a private dwelling.
From a large wooden door, arch shaped, you get directly into the living room of the private home. You can immediately notice the expertise to take care of the architectural details, as well as the care for the research of precious materials as the Castelviscardo tiles for the flooring, wood beams and tiles for the ceilings. In this spacious room, very bright and tastefully furnished in compliance with the Umbrian tradition, a beautiful working fireplace is placed. From here, we pass into the open-plan kitchen-dining room with a fully equipped built-in kitchen. On the same floor, there is also a bathroom.
The sleeping area develops on the first floor and you can access it via an internal staircase from the living room. Here you can find the big master bedroom, with en-suite bathroom and a spacious step-in closet. On the same floor, there is an additional double bedroom, a bathroom and a storage room. All the rooms are bright and characterised by the same finishes used on the ground floor. From all windows you can enjoy beautiful views of the surrounding countryside, with its explosion of colours in the spring and summer.
From the dining room in the private area, you can access the breakfast and tasting room for the guests of the B&B. This room, is placed in the portion of the property, that develops all on one level for about 103 sq.m.
A large portico leads the guests of the B&B to the 3 large double bedrooms all with en suite bathrooms and all with private access from the portico.
Big spaces, large windows framing the Umbrian landscape, comfort, peace, relaxation and above all good food, quality products and a wealth of great reviews, are the exclusive value of this property, which will offer a worthwhile income, for those who want to go on with the B&B business.
Last but not least, there is also a basement, very well restored in terms of finishing of materials. The basement is about 147 sq.m. and it is occasionally used as a tasting room for wine and food events.
The property sits on a 11.000 sq.m. land with 215 olive trees, producing olive oil for personal consumption and for resale. A part of the land, of about 5.000 sq.m. could be used for a Sagrantino DOCG vineyard.
In the garden a barbeque area has been created, to entertain the guests of the B&B, who have the unique chance to dine in the middle of the hills of region Umbria, the green heart of central Italy.
At the moment there is no swimming pool, but it could be easily created.
Why Buy It
This is a farmhouse cleverly renovated with great care for the latest technologies for energy saving. An underground tank is used for rainwater recovery, which is reused for irrigation, for the plumbings of the WCs and for air conditioning in the rooms of the B&B.
